PHASE ONE PLANNING

This website outlines our vision to establish MIX MANCHESTER as the UK’s best-connected science, innovation and manufacturing campus, where forward thinking occupiers have the flexibility to bring their ideas to life.

MIX MANCHESTER is uniquely placed within the North West’s established and fast-growing life sciences, advanced materials, digital and technology, and clean technology ecosystem.

Its proximity to the Oxford Road Corridor, Manchester’s universities and the wider northern life sciences cluster, means it is well placed to enhance and support the region’s innovation

Last year, we requested feedback on the Strategic Regeneration Framework (SRF) for MIX MANCHESTER. Since then, our team of professionals has been working on the detailed proposals for Phase One, which we are seeking feedback on via this dedicated webpage.

Phase One of MIX MANCHESTER will deliver three adaptable Mid-Tech units and a multi-storey car park, creating the space that Greater Manchester’s innovation sector needs to incubate ideas and accelerate growth. Designed to foster collaboration and scalability, the development will enable businesses to thrive within a dynamic, future-proofed ecosystem.

Here, you can find out all about our vision for MIX MANCHESTER. We invite you to share with us your opinions prior to our planning application for Phase One being submitted in 2026.

A six-week public consultation was held to gather views between MONDAY 8 DECEMBER 2025 TO WEDNESDAY 21 JANUARY 2026. This included 3 public events, an online consultation feedback form and the ability to contact us directly either by telephone or e-mail. All feedback received during this process will be reflected in the final planning application where appropriate.

MIX MANCHESTER will fuel true Northern innovation and support the North West’s established and fast-growing innovation economy, focused on the frontier sectors of life sciences, advanced materials, clean technology, and digital.

Working alongside the Manchester Southern Inclusive Growth Partnership, MIX MANCHESTER will create significant inclusive and accessible employment, education and training opportunities at all levels, enabling local people to start, develop and grow their careers in construction, life sciences, advanced materials, clean technology, and digital.


MIX MANCHESTER will be developed with environmental sustainability and enhanced biodiversity at its core to create a development which has a positive impact on local habitats and wildlife, while ensuring this is carefully aligned with Manchester Airport’s safeguarding requirements.


The site will embody a simple design concept which puts people, activity and connections at its heart, offering a high-quality physical environment blending secure, contemporary workspaces with attractive public realm and amenities.
